Are Fire Door Inspections a legal requirement?

Under article 17 of the Regulatory Reform (Fire Safety) Order 2005, it is a legal requirement for businesses to ensure that fire resisting doors and escape doors are correctly installed by someone with sufficient training, experience, qualifications, and knowledge, along with being adequately maintained at all times as there is no other way of ensuring that your fire door(s) remain fit for purpose, this makes regular fire door inspections a legal requirement. As The Regulatory Reform (Fire Safety) Order is applicable to all non-domestic buildings, your business falls under this legislation.

The Regulatory Reform (Fire Safety) Order 2005 states the ‘Responsible Person’ for non-domestic buildings must ensure fire doors and frames are correctly installed to effectively prevent the spread of fire. The integrity of a fire door is also affected by its’ hardware (e.g. hinges, closers, handles / locks). It can be difficult for those unfamiliar with the standards to determine whether a fire door is suitable, especially for buildings where older fire doors, that were previously compliant, have been installed correctly and may have been modified or damaged over time.

They are often subject to damage due to misuse or general wear and tear and should undergo regular inspection to ensure they continue to function perfectly.

Fire door inspections allow for remedial work to be identified, and subsequently implemented to ensure the spread of fire can be minimised and provide building occupants with additional time to escape. A fire door inspection should include in-house visual inspections and, where necessary, full surveys by someone with sufficient training, experience, qualifications, and knowledge.

  • an inspection of the cold smoke seals.
  • an inspection of the intumescent strips.
  • an assessment on the fire resisting qualities of the doorset, including its thickness.
  • a review of the gaps between the leaf and frame – including the threshold for suitability.
  • a visual inspection of the fire door frame.
  • a visual inspection of the door leaf.
  • a review of the materials used in the installation of the doorset.
